A personal property search, with one point of contact throughout.

What you’re hiring me to do

A focused search. A considered purchase.

Finding listings is only part of the job. I help you decide which homes deserve your time, what needs checking and how to move forward when the right one appears.

Find the right fit.

We turn your budget, daily routines and priorities into a clear brief. I search for suitable properties, contact agents and arrange viewings around a shortlist that makes sense for you.

Search brief · Shortlisting · Viewings

Look beyond the listing.

I help you compare the street, building, light, layout and asking price. We identify unanswered questions and the issues that need a lawyer, architect or other specialist to investigate.

Practical assessment · Questions · Follow-up

Keep the purchase moving.

When you choose a property, I help shape and negotiate the offer, follow up with the seller’s agent and coordinate next steps with your lawyer, lender and notary through to completion.

Negotiation · Coordination · Key handover

The right expertise at each step.

I manage the property search and purchase coordination. Your lawyer handles legal due diligence and contract advice; qualified specialists assess technical, tax and mortgage matters.

Your priorities come first

The property has an agent.
You can have one too.

The listing agent is an important contact for the sale. Having your own representative gives you someone focused on your search and your decisions.

My brief starts with what you need from a home. That gives us a consistent way to assess properties across different agents, neighborhoods and price points.

Room to compare

Does this home actually fit?

A beautiful terrace can distract from a difficult layout or a noisy bedroom. I help you weigh the appeal against the compromises you would live with.

Support when it matters

Know what you’re agreeing to.

Before you commit, we bring open questions, proposed terms and deadlines into focus, with your lawyer reviewing the legal commitments.

Sometimes my most useful advice is to keep looking.

Buying from abroad

Make your time in Barcelona count.

You don’t need to be here for every step. We can prepare the search remotely, make visits more productive and keep things moving after you leave.

  1. Before you travel

    Build a useful shortlist.

We agree on priorities, narrow the areas and clarify your budget and financing position. I contact agents and check key details before we plan viewings.

  2. While you’re here

    See the home—and its setting.

We organize visits around suitable properties, leaving time to explore the streets and compare what you’ve seen. A short trip shouldn’t force a rushed decision.

  3. After you leave

Keep a local point of contact.

I follow up on questions, coordinate further access where needed and keep you updated. If you proceed, we organize the next steps with your lawyer and other advisers.

Fees & getting started

Know the arrangement before we begin.

We agree on the scope, fees and payment terms in writing before the search starts, so you can plan your budget with the service cost included.

Standard buyer-representation fee

3%

of the purchase price, plus 21% VAT

A fixed-fee arrangement may also be available, depending on the scope of your search.

A retainer starts the search.
The initial retainer is credited against the final service fee. Its amount and payment conditions are set out in your agreement.
Seller-paid commission is clarified.
If the seller or listing agency pays my agreed commission in full, I do not also charge you the buyer-representation fee. We confirm the arrangement for the property in writing.
Allow for other purchase costs.
Property taxes, legal advice, technical inspections, mortgage costs, notary and registration charges are separate from my service fee.

Start with a conversation.

Send me your approximate budget, preferred timing and what you want from your Barcelona home. We’ll discuss whether the service fits your plans.

Discuss your search

Before we get started

A few practical questions.

Can I send you properties I’ve found myself?

Yes. Send me the links and we can assess them against your brief. Your own finds can form part of the search alongside the properties I identify.

What if I haven’t chosen a neighborhood?

That is a useful place to begin. We can narrow the options around your budget, daily routines and priorities before arranging viewings. My neighborhood guide gives you a starting point.

How long should I allow for the search?

It depends on your requirements, available properties and readiness to proceed. We agree on a realistic approach at the start and reassess if the search shows that your budget, location or requirements need adjusting.

Can I use my own lawyer or mortgage adviser?

Yes. I can coordinate with the professionals you already work with. If you need introductions, we can discuss that too; you choose who advises you on legal, financial and technical matters.
