Understanding the estimate
The purchase price is only part of the budget. Buyers must also allow for Property Transfer Tax, notary and Land Registry charges, legal assistance and any professional representation they choose to use.
Resale purchases in Catalonia are subject to Impuesto sobre Transmisiones Patrimoniales (ITP). For a typical individual buyer, the standard calculation begins at 10% and rises progressively for higher property values.
The purchase deed is signed before a notary and subsequently recorded in the Land Registry. The calculator provides planning estimates because the final charges depend on the deed, property value and transaction.
Legal fees vary by lawyer and scope. A buyer’s lawyer may review ownership, debts, planning status, contracts and documentation before the purchase is completed.
Barcelona Home Hunter’s standard buyer representation fee is 3% plus IVA. If the seller or listing agency pays BHH, the buyer is not charged that fee again.
Potential tax reduction
Catalonia offers a reduced rate for certain qualifying buyers, but belonging to a listed category is not enough by itself. The intended use of the property, income and supporting documentation also matter.
The principal 5% categories relevant to a resale home purchase include the following:
The buyer generally must occupy it effectively and permanently within the required period and continue using it as a principal home, subject to permitted exceptions.
For several personal categories, the relevant amount from the latest qualifying IRPF declaration must not exceed €36,000. Family adjustments can apply in certain cases.
Age, disability, protected status and legally recognised family circumstances must be established using the documentation required for the applicable tax code.
Select the 5% option in the calculator only for preliminary planning. Your lawyer or tax adviser should confirm the applicable rate before the purchase deed is signed.

Worked examples
Purchase costs rise with the price of the property, and a mortgage normally does not finance the taxes and professional expenses. These examples illustrate the potential difference between the advertised price and the cash required.

Resale purchase FAQ
The calculator provides a useful planning estimate, but every purchase has its own financing, tax and documentation details. These are the questions international buyers ask most often.
This page concerns resale property only. Newly built homes are taxed differently and are not covered by this calculator.
There is no single percentage that works for every purchase. For properties up to €600,000, standard ITP alone is normally 10%. Buyers must then allow for notary, Land Registry, legal assistance and any other professional services.
A broad allowance of approximately 12% to 15% above the purchase price is often used for early planning, but the calculator gives a more useful property-specific estimate.
No. The standard rate is 10% on the first €600,000 of value. Higher portions are taxed progressively at 11%, 12% and 13%. Certain qualifying buyers may be eligible for a reduced rate, while special rules apply to large holders and entire residential buildings.
The cadastral reference value is an administratively determined property value used for certain taxes. For a resale purchase with a reference value, the ITP base is generally the highest of the reference value, declared value or agreed purchase price.
This is why a buyer should verify the applicable reference value before calculating the final purchase budget.
Usually not. A mortgage is generally calculated as a percentage of the lower of the purchase price or bank valuation. Buyers normally need their own funds for the remaining purchase price plus ITP, legal fees and other completion expenses.
Loan-to-value limits vary according to residency, income, financial profile, property valuation and lender approval.
Nationality alone does not determine the rate. However, the reduced categories include strict requirements involving the buyer’s circumstances, income, documentation and use of the property as a habitual residence.
Many international buyers purchasing a second home or investment property will therefore not qualify. Eligibility should be confirmed by a lawyer or tax adviser.
A buyer is not generally required to appoint a private lawyer, but independent legal review is strongly advisable. The notary does not act as the buyer’s personal lawyer or perform every due-diligence check on the buyer’s behalf.
Legal fees vary by firm and scope. The calculator allows estimates of 0.75%, 1% or 1.25% plus IVA.
Depending on the purchase, additional expenses may include a technical survey, architect, power of attorney, sworn translations, NIE assistance, international transfers, currency conversion, mortgage brokerage, renovation, furnishings or utility activation.
The calculator also excludes recurring ownership expenses such as community fees, annual property tax, insurance and maintenance.
It is included only when you select that option in the calculator. The standard buyer-representation fee is 3% of the final purchase price plus IVA.
If the seller or listing agency pays Barcelona Home Hunter, the buyer is not charged that fee again.
No. New-build purchases generally involve VAT and Stamp Duty rather than the resale-property ITP calculation used here. This calculator is deliberately limited to second-hand or resale properties.
